I'll give you some background I have known this guy for about a year and live with him and 4 other people, basically he has one-itis and has become a complete washout, it also seems like she wants to split with him and she gives me IOI's on a regular basis. Also he has started pissing me off lately.
The obvious thing would be bros before hoes and to point out the sheer immorality of the idea but before they got together me and her kissed a few times and I kinda like her
Advice please (also I am not the heartless bastard this post makes me seem)

Personally I believe in honor amongst thieves when it comes to stealing hearts. Trying to get with his ex and still living in the same crib as him is only going to create tension between you both and make your living arrangments uncomfortable. If she looks like she is getting ready to drop his sorry ass, start peacocking and using DHV's to show your alpha qualities as opposed to him when she is around to hopefully speed up the process.
If the break up does occur, fly low in your advances toward her. Run into her at a party where her ex isnt, Call her when your not at home, anyway you can nab her without your buddy knowing.
I also think it would be wise to maybe put her on a back burner for awhile after her and ur friend are done, depending on how deep their relationship is emotionally, you sarging her right after her recent breakup can cause the fllod waters of guilt to errupt in her, washing her back to that b-team baller.
