You are not noticing signals at all. Learn them. If a girl brings up kissing, initiating conversation, wanting to come over to your house, these are IOIs, REWARD THEM. A few things:

You don't reward girls until things get physical, however what are YOU providing of value to them to get physical in the first place? You shouldn't provide value to get something from her, you should provide value just because you do, but don't expect anything for just doing nothing. Don't expect her to just magically fall in love with you and get physical and then start rewarding her. There's a reason there is a compliance and escalation ladder. So you can push things forwards smoothly.

If you are seeing them as freindzone comments then this is entirely your fault for establishing such a frame, however you did not establish a freindzone frame and she was still interested in you, and so this is a clear indication of sexual interest. You did some things right, however your calibration is way off. You established a good dominant frame, but you are punishing for absolutely no reason.

It's good you have a valid screening process, which this girl clearly did not fall into, however see things for what they truly are. The truth is you got butthurt when she said "no" to the kiss and you immediately thought she wanted you as a friend, however a calm reaction to her resistance and persistence could have gotten you the girl here. THIS is where it helps to be slightly delusional. See everything she does as sexual interest, and resistance as just that, resistance. She just wasn't comfortable enough yet with you kissing her. COMFORT is a legitimate part of the seduction process, and you failed to build it completely, or just rushed it. The fact that you rushed it isn't even the problem, it's your reaction to her resistance. You got to "No" and you gave up. Instead you should have seen it for what it was, resistance, and have gone again later.
Stop using this as an excuse for your failures here. They were just that, tiny mistakes. Don't make a big deal about it. LEARN from it rather than save your ego. You could've gotten this girl. If you want to learn how, then listen to the advice here, if not then leave it, but don't come back defending why you didn't ultimately get the girl. The real reason you didn't get the girl is because you were miscalibrated. That's it man, no need to defend your ego about this whole thing.

If I were you I would stop using the "I'm not a nice guy" frame to build excuses for failing with a type of girl.

Again, you have a valid screening process to get a type of girl you want, but don't go saying she's playing mind games with you when it's really you who's just not seeing what she's really saying and miscalibrating. Stop blaming her for your own mistakes.
