personally, i think canned openers and complete structured routines seem out of place in the corporate work envirnment. I would start by introducing yourself, and maybe find out if she is seasonal two, just to make conversation. if so what does she do the rest of the year? if not, "oh ok, so your one of the people that actually knows what they're doing here." just talk to her. build some comfort, some slight flirting, and if its a thursday or friday, find out if she'd like to go out with you to wherever friday night.
