In the first case, don't open her until she walks passed you and then turn around and go her direction until you're ahead of her and turn your head over your shoulder and open with a situational opener such as, "Hey, you look like you know your way around here. Know of a place I could get a burger?"
In the second case, you do the same thing, making sure that you are ahead of her. Keep in mind, opening behind her or facing her will creep her out.
