dont overthink these things , a situational opener is somthing that you come up with spontaneously , what you open with really doesnt matter , what id probably do is make up a story say thanks the last person just stared at me and shut the door on me or something make her feel good for what she did then maybe stack with what else have you got going for you other then your generosity or something

Off the top of my own head I would say something like "Wow I have seen a lot of cute girls today but none of them were nice enough to hold the door for me. I might be getting on an elevator this week you could come in handy if I had you around."
